There is a persistent myth in new construction that buyers who skip their own agent save money. The idea seems logical on the surface: no agent, no commission, lower price. But that is not how builder pricing works, and understanding the real structure changes the entire calculus.
How Builders Price Homes
When a builder sets the price of a home, that price already includes a line item for buyer's agent compensation. It has been that way for decades. The commission is not added on top of the purchase price when a buyer brings an agent. It is already baked into the number you see on the sign.
If you walk in without representation, that commission does not come back to you as a discount. In most cases, it stays with the builder. You pay the same price, you close on the same terms, and the only difference is that you did it without anyone in the room whose job was to protect your interests.
What Representation Gets You
When I represent a buyer in a new construction transaction, here is what that fee pays for on your behalf:
Contract review. Builder purchase agreements are written by the builder's legal team and are designed to give the builder maximum flexibility and minimum liability. I read every page and flag the provisions that matter to you.
Negotiation. Closing cost contributions, lot premiums, design center credits, rate buydowns, and included upgrades are all fair game. I know the inventory, the builder's sales pace, and the end-of-quarter incentive windows that create the most leverage.
Inspection coordination. I schedule and attend a pre-drywall frame inspection so any construction deficiencies are caught and corrected before they become your problem after closing.
Design center guidance. I help you prioritize the upgrades that add genuine resale value and skip the ones that don't.
Timeline management and closing coordination. New builds run late. Having someone tracking your milestones and holding the builder accountable keeps the process on track.
The Math Is Simple
You pay the same price either way. With representation, you get contract review, negotiation, inspections, design center strategy, and someone whose legal fiduciary duty runs to you and you alone. Without it, you get none of that, and the builder gets a larger margin.
