My Approach

How I help 55+ buyers

Choosing a 55+ community is one of the most personal decisions you'll make. It's not just about square footage or price per foot. It's about the lifestyle you're stepping into, the neighbors you'll know, and whether the community's culture feels like home.

Before you fall in love with a community, I walk you through the details that matter most: HOA fee structures, resale restrictions, age verification rules, rental policies, amenity governance, and what daily life there is really like.

Whether you're buying new construction within a 55+ master plan or looking at resale, I bring the same level of advocacy, negotiation, and due diligence to every transaction.

✓
I research the HOA structures, fees, and rules before we tour, so there are no surprises after you fall in love with a home.
✓
I'll help you compare neighborhoods, lots, and floor plans side by side so you find the best value and lifestyle fit.
✓
I'll walk you through the resale dynamics of each 55+ community so you buy with long-term value in mind, not just today's price.
✓
For new construction within a 55+ plan, I bring the same builder-side perspective and negotiation focus I bring to any new build.
✓
On new construction, the builder typically pays my commission. On resale, we'll agree on compensation in writing up front.

Questions & Answers

55+ community FAQ

What to know about age rules, HOA fees, visitors and buying new or resale.

Who can live in a 55+ community?

Under the federal Housing for Older Persons Act, at least 80% of occupied homes in a 55+ community must have at least one resident who is 55 or older. Each community's own rules set the details, including whether younger residents can live there and for how long guests may stay.

Do I have to be retired?

No. Many residents of active adult communities still work, full-time, part-time or remotely.

Can my children or grandchildren visit?

Yes. Visitors are welcome, though most 55+ communities limit how long guests under the age requirement can stay. I'll check the specific rules for any community you're considering.

What do HOA fees cover in a 55+ community?

It varies. Fees often cover common areas, the clubhouse, fitness centers, pools and activities staff, and sometimes front-yard landscaping or gate access. Some communities also have club dues or a one-time fee at purchase. I gather the numbers before we tour.

Are all Trilogy communities age-restricted?

Not all. Trilogy at Vistancia and Trilogy Ridgecrest are 55+ communities, while Trilogy at Wickenburg Ranch offers both 55+ and all-ages neighborhoods. It's worth confirming for any specific homesite.

Should I buy new or resale in a 55+ community?

New construction lets you choose your plan and finishes, comes with a builder warranty and may include incentives, but amenities may still be under construction. Resale usually means established amenities and landscaping and a faster move. I'll help you weigh both.

What does it cost to have you represent me?

On new construction, the builder typically pays my commission. On resale, we'll agree on compensation in writing up front, and it is often addressed as part of the negotiation with the seller.
