One of the biggest new home stories in the West Valley right now is Saddleback, a new master-planned community in north Peoria. It is large, it is early, and several of the Valley's best-known builders are now selling or preparing to sell there. If you are thinking about new construction in Peoria, it belongs on your list.
Here is what you need to know, including the questions I'd want answered before you visit.
Where Saddleback Is and How Big It Will Be
Saddleback is being developed by Austin-based Castle Hill Partners on about 5,300 acres in the Sonoran Hills of north Peoria. It sits at the northern extension of Vistancia Boulevard, beyond the established Vistancia communities, and the plan calls for an eventual connection to State Route 74. Local business press has described it as a roughly $1 billion community. Home sales began in the summer of 2026.
The Builders
Taylor Morrison and Lennar are building the first homes, roughly 570 between them. At launch, Taylor Morrison reported six model homes from about 1,575 to 3,877 square feet across three product lines, with prices reported from the mid-$400,000s to the mid-$600,000s. Lennar announced plans for 289 homes from about 1,830 to 3,253 square feet.
David Weekley Homes is next, with two neighborhoods. Copper Ridge at Saddleback is planned for 129 homesites with five floor plans of about 2,070 to 2,510 square feet on 50-foot homesites, reported from the low $700,000s. Trailmark at Saddleback is planned for 61 homesites with seven plans of about 2,530 to 3,515 square feet on 70-foot homesites, including RV garage options, reported from the mid-$800,000s.
Camelot Homes and Toll Brothers are also part of the next wave, which should bring larger lots and more luxury options to the community.
Prices above are what builders reported at launch. New-construction pricing and incentives change often, so ask me for current numbers before you tour.
Amenities: Basecamp and the Trails
The community's main amenity hub, called Basecamp, broke ground in 2026 and is planned to open in summer 2027. The roughly 16-acre, $10 million project is planned to include a resort-style pool and splash pad, a large event lawn with space for food trucks, outdoor lounges and grills, a bike pump track, a bike barn, a climbing boulder and an outdoor fitness challenge. Builders also point to an extensive network of hiking and mountain biking trails and easy access to Lake Pleasant.
Students in the community are served by the Peoria Unified School District.
What to Weigh Before You Buy
It is early. Buying in the first phases of a master plan can mean better lot selection and strong builder incentives. It also means living near active construction for a while, and the main amenity center is not scheduled to open until 2027.
Location. Saddleback is in the far north of Peoria. Many buyers love the mountain setting and the trail access. Others find the drive to work or to everyday errands longer than they expected. Drive your commute at rush hour before you commit.
Fees. Ask about HOA dues, any community or club fees, and how they are expected to change as amenities open. I'll gather these numbers for you up front.
Compare builders side by side. With several builders in one community, plans, included features, warranties and incentives vary more than most buyers realize. A side-by-side comparison is one of the most useful things I can do for you here.
Call Me Before Your First Visit
With multiple builders at Saddleback, this matters even more than usual. Most builders require your agent to be registered on your first visit to their model or sales office, and each builder keeps its own records. Before you stop by any Saddleback model, call or text me at 623.229.5539. On new construction, the builder typically pays my commission, so my representation usually costs you nothing.
